How to use technology to elevate your display suites (and sell more properties)

Display suites have always been a key element of the property development sales process. Prospective homebuyers arrive, and with any luck, they leave with a lasting impression of your development plastered across their memory. But getting your development to stick in the customer’s mind, with all its little intricacies and features fully intact, is a constant challenge for all property developers.

Your display suite’s ability to do this is responsible for many of your sales process’s successes or failures. But fear not, because the rise of technology – and its incorporation into display suite design – is rapidly improving our ability to give customers an experience they won’t soon forget.

How is technology used to enhance customer experience?

Despite the best efforts of some very talented designers, printed collateral can be overlooked in a display suite. And now, with the help of AV specialist companies, printed collateral is rapidly being retired in favour of an altogether more immersive customer experience.

Interactive apps for sales and leasing

Apps are less of a technological marvel than once, but their constant advancement in functionality still pushes the boundaries of how they can be used. In the case of modern display suites, apps are now being used to create incredibly advanced presentations.

Sales and leasing agents can now demonstrate the vision and value of developments more easily than ever. With the help of this technology, an agent can deliver a presentation that is personalised to each potential buyer. They can do this by showcasing various project elements in 3D or via moving images, showing the buyer real-time data.

For example, the sales consultant can determine a customer’s preferences via the App. Do they want 2 bedrooms or 3? Are they wanting a northern aspect?  What colour scheme is their preference? By using the functionality of the App, you can create a totally customised experience for the client.

Digital displays and touchscreen technology

There’s a reason that car dealerships started allowing anyone off the street to come in and drive their vehicles. They knew the value of experiencing an investment firsthand, allowing people to get a real feeling for what it’s like. This is something that digital displays and touchscreens are much better at doing than printed collateral.

With the use of a touchscreen, leasing agents can effectively walk buyers through the space. They can better hone their presentation to dive deeper into what matters to the buyer most, and in turn, the buyer can notice and experience elements of the property organically.

Immersive wall displays

If you want to really wow your clientele, then it helps to go a BIG! This is where immersive wall displays really shine. This revolutionary technology is able to take your bottom-floor display suite and instantly transport your buyer to their 20th-floor apartment window. Giving them a true sense of the view, the feeling, and the overall experience of what it would be like to call that place home.

Wall displays take the interactivity of a screen and multiply it many times over. Rather than giving your buyer a 3D render or photo of a certain kitchen finish, why not get them to stand in front of their would-be benchtop and imagine preparing dinner on it while they take in the panoramic view of the background? That’s how you keep your development in their memory long after they’ve left the display suite.

A number of our clients are using this technology and reporting great results in sales and a more dynamic customer experience.

Full-scale immersive rooms

To provide clients with the ultimate sense of immersion, a full-scale immersive room is the way to go. Not only does this technology scream the word ‘premium’, but it also lets clients know you’re a top-tier developer.

In an immersion room, you have the complete ability to showcase the finer elements of living in that space. Clients can change aspects of the property in real-time, whether that be lighting, colour schemes or finishes. This ability to hone in on just what the client wants – and to then sit them down in it – helps to create a bond with the space. Connecting the decision-making process with the emotional attachment of walking around in the buyer’s ideal space is a powerful thing.

You can further elevate the immersion room experience by introducing scents, furnishings that echo the development design aesthetic and a soundtrack of bird sounds, rustling leaves in trees or the sound of bubbling water that emphasises the natural elements experienced in the development.

So what are the benefits of display suite technology?

We’ve already looked at some of the individual benefits attached to specific technologies. But what are the wider drawcards driving immersive display suite sales?

The first is creating a memorable and engaging customer journey. If you’re talking to a potential buyer in the display suite, the chances are that yours isn’t the first or the last one that they’ll see that day. A presentation has to stand out to stick, and that comes from inviting the customer in. What’s more, your competitors are already doing it!

The second is the improved visualisation of properties. Imagination is as fickle as it is subjective. So why would you want to leave anything up to the buyer’s imagination?

The third benefit is the improved efficiency and accessibility of immersive display suites. Aside from showing the property off, display suites help to build trust and rapport between buyer and developer. They’re putting their hopes, dreams, and a lot of money into believing that you can deliver a great place to live. A wowing presentation shows the buyer they’re working with true professionals.
